I have both player and opponent to NOT raised any PF yet this note is triggered when there was a raise PF.
I also duplicated this note to modify it into two more notes... one for "as PFA" and the other for "vs. PFA" and those are not being triggered at all.
What do you suggest I change in the notes?

There is a player who didn't raise preflop and he's the one that matches the Opponent section. If you want limp pots, easiest is to use Hand Details -> Maximum Preflop Raise That Occurred -> Unraised Pot.
